Hampton Falls, New Hampshire:   This pristine wooded eighteen acre site is the location of our next EnergyStar Design-Build project.  With an efficient design this traditional style home will feature an open floor plan, first floor master suite with spa dressing room, three additional bedrooms and a private guest suite for visitors.  Although feature rich, this home will have a wood stove / fireplace that is integrated into the HVAC system allowing "extra" hot air to be circulated throughout the house, not just in the living room area.

York Beach, Maine:   With sea breezes in the air, this seacoast retreat will surely please.  A wrap around porch and open air entry foyer will provide dramatic interior views while a third floor octagonal room & widows walk will provide ocean vistas and a quiet place to read a book or enjoy a glass of wine with a friend.  Geothermal HV/AC and active electricity generation will make sure that monthly utility costs remain in check when this couple decide to retire to their seacoast oasis.

Eliot, Maine:  This traditional colonial design will include features to simplify today's family living.  A mudroom featuring "locker room" style bead board areas for three children will keep daily necessities organized.  Transom lights above French pocket doors will instill an aura of an earlier time while modern stone and stainless steel meal preparation centers will ease daily routines.  When it comes time for things to be stored in the garage, this oversize area will not only accommodate but organize every day outdoor items  so they are close at hand.  Finally, incorporation of geothermal HV/AC and active solar electricity generation will reduce monthly utility bills by 60%!  Yes, 60%.

York, Maine:  This four story 15'x20' addition features a pool cabana-wet bar (basement floor), commercial kitchen addition (first floor), master bedroom expansion (second floor) and Hollywood bathroom (fourth floor) featuring a 20' make up vanity (four sister capable!).  Tight spaces simply mean creative solutions to space planning.  In this case a new in-ground pool is just 15' off the existing home, limiting depth but not limiting our creative ideas.  The same home will feature a four car garage carriage house addition that compliments the existing colonial main house without overpowering it.  Scheduled completion date is August 2006 for the four story addition and December 2006 for the carriage house..

Kittery, Maine:  Design has started on a water view modern design-build project.  This European client wants the clean lines of international architecture, appliances and living spaces yet needs to accommodate restrictive design covenants.   This 3300sf home will feature a grand entry with a four story acrylic tread and stainless steel staircase sure to remind them of Europe.  A commercial kitchen open to a cathedral living and dining area will assure the water views are appropriately framed by the interior of their home.  Scheduled completion date is November 1, 2006.

York, Maine:  Construction has started on a modern interpretation of a classic New England home, the antique cape.  This 3400sf home's open concept provides the convenience of a first floor master bedroom and yet allows sea breezes to flow through the house.  We are excited about the stainless steel counters and commercial appliances that allow this chef client to run her business from her personal kitchen.  By using energy efficient windows, blown in fiberglass insulation and radiant floor heating, this home will be warm and cost effective to operate.  Scheduled completion date is August 2006.

Cape Neddick, Maine:  Our largest project to date!  We are pleased to announce we were selected to oversee planning, permitting and architectural design of Passaconawy By the Sea Active Adult Community & Inn, a 250 unit active adult community and resort inn proposed on an ocean view parcel of land in York, Maine.  This spectacular parcel offers 360 degree views of the ocean from Maine to New Hampshire.  The historic Passaconaway Inn (circa 1900) will influence the seashore architectural design to be employed on over 175 cottages, a graceful inn and several mid-rise 12 plexes.  Stay tuned for updates from the York Planning Board sketch plan review scheduled for 12/8/05.  Construction targeted for Summer of 2007.

Wells, Maine:  When your second home is a short walk down a wooded path to the sandy shores of Maine, you want a home that reflects the carefree attitude this location dictates.  Like a comfortable pair of jeans, this modern interpretation of a seaside bungalow will surely please with its' wrap around porches,  30' tall entry  topped by a lighted cupola framed with a wrap around stairway and balcony.  Hard to believe all this will fit in an 1800sf home, but space when utilized for multiple purposes gets large in a hurry.  Construction targeted for December 2006.

Dover, New Hampshire:   A close client of ours requested an in-law apartment that would blend with their existing home and could double as a family / game room down the road when it was no longer needed as a residence.  This super efficient floor plan will live much larger then it's 700sf would suggest, incorporating a split master bath that doubles as a powder room and other features to make small spaces live large.  Construction to start October 2005.

Cape Neddick, Maine:   Architectural Design Build recently was awarded the contract to plan and permit what will be a world class adult living community on the coast of Maine.  With breathtaking mountaintop ocean views and outdoor activities for active adults, this turn of the century styled community will be sure to please.   Construction target September 2007.

Dover, New Hampshire:   Don't think you have room for additional living space, think again, by  incorporating Boman Kemp below grade egress window enclosures into the basement level, new 'real living space' is created when none existed before.   These amazing enclosures allow full sized windows to be incorporated into below ground area creating the illusion of being above ground... very nice.

Cape Neddick, Maine:   Cape Neddick Village in Cape Neddick Maine get final permitting and approvals.  This 39,000SF mixed use professional office, retail and luxury residential complex will showcase cottage style shingled buildings inspired by turn of the century architecture.  Occupancy is planned for early 2006.

Nottingham, New Hampshire:   Architectural Design Build was selected to design five home plans for a 37 lot subdivision in Nottingham NH.  Proof positive that good designs can cross into the value price segment of the market.

York, Maine:  We are pleased to add the three dimensional capabilities of SoftPlan to our arsenal of software.  This state of the art program streamlines new construction designing and can output photo-realistic interior and exterior images to help out clients better visualize their projects before the first nail is driven.

Cape Neddick, Maine:  Our preliminary design for a 26,000SF cottage style mixed use 'gateway' to Cape Neddick, Maine was approved by the York Planning Board.  We are very excited about this combination retail, commercial, residential project as it will set the pace for a beloved part of the Maine coast.  Investment opportunities are still available.
